Accessory dwelling approvals: The board approved a series of special exceptions for guest houses / pool-house ADUs: Cody West (3300 Highway 82 SE) was granted approval for a roughly 700-square-foot unit under the county’s accessory-dwelling rules; Jane Capps’ request for a guest house on an approximately 7-acre parcel was approved after staff recommended conditions consistent with county regulations; Daniel and Dixie Carter’s 5.31-acre parcel also received approval. Staff briefed the board that the ADUs met the 1,100-square-foot and one-bedroom limits that the county applies to accessory dwelling structures.
Home-occupation denial: An application from Maria Hernandez (on property owned by Brian Kilgore at 2183 Fairfield Pike) for a Type 2 home occupation and a proposed 30-by-60 foot building was denied. County staff said the parcel of about 1.62 acres failed to meet the 5-acre minimum required for a Type 2 home-occupation, and the board voted to deny the application unanimously.
Setback variance: The board approved front- and side-setback variances for a narrow, grandfathered lot at 308 Hannah Street (applicant Trey Stewart). Staff recommended approval consistent with prior BZA decisions for similar nonconforming lots; the board approved the relief unanimously.
