The York City Redevelopment Authority heard updates on multiple downtown projects at its Feb. 11 meeting, including the Dentsply townhome phase, planned Penn Market renovations and progress at the Northwest Triangle.
Chair said the Dentsply townhome phase is scheduled for later this year and estimated it would include about 65 townhomes on the south side near College Avenue. Staff reported working with City of York officials to explore reducing permit and review fees and to seek letters of support from state representatives to help the project move forward.
Chair also said Penn Market will undergo renovation later this year and that the RDA expects to return with updates in coming months. On the Northwest Triangle project, the chair reported that elevation work is complete and that the building now has heat; he said the project will include roughly 139 residences in one phase and the developer plans to lease completed floors as they come online, with eventual buildout reaching several hundred residential units and multiple first-floor commercial tenants (candidates mentioned included a cafe and a yoga studio).
In a separate note staff said a recent sale at 610 West Church (also referenced as 610 West College) closed for $850,000; that sale produced a recorded reduction in the authority’s mortgage tied to prior property financing. The transcript contained some numeric passages that were unclear and inconsistent; staff committed to providing clear accounting and updated mortgage figures in future reports.
Board members asked staff to continue pursuing permit-fee assistance and to report back on financing and leasing progress at upcoming meetings.
