The Delray Beach Planning & Zoning Board voted unanimously on Feb. 23 to grant a setback variance allowing Seagate Manor condominium to install a semi‑permanent 12‑by‑16‑foot cabana on the pool deck at 400 Sea Sage Drive.
Claudia, property manager for Seagate Manor, told the board the cabana was designed to "foster camaraderie" at the 55‑plus community and provide durable shade for residents and guests with skin conditions. She said the fabric roof is removable in advance of tropical‑storm watches and the structure is bolted to the existing wooden deck.
Staff entered file PZ2072025 into the record and explained the proposed cabana encroaches into the 25‑foot rear setback and requires relief from setback provisions in the Land Development Regulations (motion referenced LDR section 4.3.4 H). Staff noted the structure is an accessory amenity rather than a principal building and that the waterfront setting and separation provided by the Intracoastal Waterway mitigate visual impacts.
Board members asked about alternatives (umbrellas), anchoring, and wind resistance; the applicant said the cabana is rated for approximately 75 miles per hour and the fabric will be removed ahead of storms. Several members described the request as straightforward given its interior location on the site and voted to approve.
