The Planning and Zoning Commission approved a detailed plan for a 4‑story True Hotel on the Prologis Park 121 site along Freeport Parkway, allowing a 100‑room hotel where the ordinance calls for a 125‑room minimum. Staff said the applicant met parking requirements through a shared parking arrangement with adjacent parcels and proposed enhanced sidewalk paving to offset a shortfall in landscaped area.
Staff noted the site will include a 750‑square‑foot lobby, meeting/conference space, a fitness room, and a small outdoor plaza and that the project will provide a landscape buffer along Northwestern Drive. A cross‑parking easement with the adjacent hotel parcel will be required as a condition of approval to meet car‑parking obligations. Will Winkelman, the civil engineer on the project, confirmed the applicant’s agreement with the staff conditions.
The commission voted to approve the detailed plan subject to the staff conditions, including providing the cross‑parking agreement and paying tree mitigation prior to tree removal.
