Coppell planning commission approves site plan for Fire Station No. 3 renovation

The Coppell Planning and Zoning Commission voted unanimously to approve a site plan for Coppell Fire Station Number 3, allowing a 6,623‑square‑foot addition that will expand living quarters and include updated kitchen, decontamination, laundry and fitness facilities.
Planner Mary Perron Boswell told commissioners the addition will increase the building to a total of roughly 14,239 square feet and accommodate up to 18 personnel. She said the site plan provides 15 staff parking spaces, preserves minimum landscape buffers, and includes a brick wall to screen a new eastern patio area facing the parking lot. “Staff is recommending approval of the request with no outstanding conditions,” Boswell said during her presentation.
Commissioners asked staff to clarify details including ADA restroom counts, tree mitigation, and whether portable recreational activity (an informal pickleball setup observed on site) should be shown on the site plan. Staff said portable nets are not part of the plan and that any permanent striping or dedication would require a separate review; tree mitigation and landscaping requirements will be enforced under the site plan approval process.
Because this is a straight site plan staff said it will not go to City Council after the commission’s action. The project team and fire‑department representatives are expected to coordinate administratively on final construction and any minor staff‑level adjustments prior to permitting. The commission’s vote closes the Planning and Zoning item and allows the project to advance to permitting and construction.
