Jefferson County Planning and Zoning Commission members voted unanimously to approve a rezoning request for 6225 State Road in House Springs on the matter titled case PB25-006.
Planning division staff told the commission the 0.95-acre parcel sits in the county's primary growth area and currently carries planned-commercial zoning. Staff noted a Stream Order 1 along the southeastern edge of the property and said the parcel was rezoned previously in 2022 for a proposed welcome center for the Open Door Sanctuary that never developed. "Staff does recommend approval of case number PB25Dash0006," the staff presenter said.
Petitioner Jason Lindsey, who identified himself as a resident at 6087 Duda Road and confirmed he had been sworn, said he wants to make the property usable and suggested building a residence in the future. "I would just like to be able to do something with the property at some point in the future, potentially building a residence on it," Lindsey said. He added that "as it's sown now, it's pretty well useless" under its current zoning.
During questions, an attendee asked whether a recorded easement affecting the site had been resolved. Planning staff responded that the current owner now owns both parcels in question and described the "doctrine of merger," explaining that where the same party owns dominant and servient parcels an easement can be extinguished. A separate attendee with legal training affirmed that explanation on the record.
After brief commissioner discussion about compatibility between R40 and adjacent LR2 zoning, Commissioner Seabert moved to approve PB25-006; Commissioner Tuggle seconded. The motion passed unanimously. The commission's decisions are forwarded to the County Council for final action under the county's established procedures.
