The Board of Adjustment on Feb. 19 approved six special-exception permits allowing short-term rentals at addresses across Oklahoma City, imposing limits intended to address parking and neighborhood impacts.
Prescovy Anderson, who sought permission to operate an Airbnb at 1525 Northeast 11th Street, told the board he and his wife bought the house in 2012 and have kept it maintained, noting a new roof in 2022 and periodic family stays. "I'm here to ask permission to allow an Airbnb at 1525 Northeast 11th Street, Oklahoma City 73117," Anderson said. The board reduced the requested maximum from eight to seven guests, set quiet hours from 9 p.m. to 8 a.m., limited vehicles to four and prohibited on-street parking during quiet hours for a one-year term.
Melissa Santos, owner of 2104 Northeast 15th Street, said remodeling created additional bedrooms and produced a certificate of occupancy. The board approved her permit with the same conditions: 4-car maximum, quiet hours 9 p.m.–8 a.m., no on-street parking during quiet hours and a one-year term.
Other approvals included: - Case 16161 (633 Southwest 28th Street, upstairs unit): approved for two guests, quiet hours 9 p.m.–8 a.m., two-car maximum and a one-year term. - Case 16114 (3511 North Florida Avenue): the board upheld an existing eight-person occupancy limit, set a three-year term, three-car maximum and no on-street parking during quiet hours as a timely renewal. - Case 16154 (1638 Northwest 11th Street): timely renewal approved as proposed with a three-year term. - Case 16162 (11104 Spring Hollow Road): approved for up to eight guests, no on-street parking, six-car maximum and a three-year term; applicant agreed to provide photo verification that a bunk bed was added to an upstairs partitioned area.
Board members said they routinely use similar conditions to balance property rights and neighborhood concerns. One member noted the board does not typically inspect interiors and accepted photo verification as a practical enforcement step for temporary modifications.
The approvals were largely unanimous on voice votes following applicant testimony and limited public comment. Several board members emphasized consistency with prior renewals and that timely renewals may carry longer terms.
