The Town of Selma Planning Board on Monday recommended that Town Council rezone a 0.64-acre parcel at 1420 River Road from R-10 (medium-density residential) to GB (General Business) to align zoning with an existing motor-vehicle repair and service use.
Planning staff told the board that the property has operated as a motor-vehicle service for more than 20 years and that, while the request “may not be consistent with the land use plan,” it would be reasonable to preserve the preexisting use that borders higher-intensity industrial operations. Staff entered a written report and supporting documents into the record.
Board members asked how the rezoning request originated; staff said the applicant approached the town seeking a change of use that would also allow vehicle sales in addition to service. The board noted the property’s frontage in the R-10 zone and discussed that rezoning would permit the owner to continue and expand the business in its current location.
Following discussion, the board took the two determinations required by local ordinance: it found the proposal not consistent with the town’s land-use plan but reasonable under the circumstances and moved to recommend approval to Town Council. The board approved both motions by voice vote.
The recommendation now goes to the Selma Town Council for final action.
