Mister Koepke presented bid summaries and said the bids included complete demolition of the house at 217 Lawrence Drive (with removal of structures and hauling debris) and removal of outbuildings, pool and septic at 305 Lawrence Drive. Koepke noted differences in bid scope and cost: some bids proposed full removal of concrete and slabs while others excluded below-grade concrete; one local bidder offered substantially lower per-square-foot pricing for concrete removal compared with a larger contractor. Koepke said the demolitions would include removal of septic systems where specified and that some contractors proposed fully removing the pool rather than simply filling it in. "Complete demolition of the house on 02/17," Koepke said while describing bid timelines and scope.
Board members asked whether driveways or surrounding pavement would be removed in each bid; Koepke confirmed that the primary house and its driveway at 305 generally would remain under the selected scope while patios, the area around the pool and other specified features would be removed. He also raised that some bids indicated utility disconnection at the street and cautioned the board that water and power might be temporarily unavailable if work proceeds and such disconnections are required.
Board discussed salvaging usable fixtures (HVAC compressors, built-in refrigerators and ovens) to offset costs and the potential for prior owners to recover sentimental items before demolition. Following discussion, the board moved to contract with the neighbor demolition bidder (identified in the record as Lloyd Neighbors) to perform the stated demolition at 217 and to remove the pool and outbuildings at 305 (excluding driveway removal); the motion carried unanimously.
