Ferguson supervisors approve Blaze Alexander Mazda body shop plan and prelim approval for PSU Start Lab addition

Planning and Zoning staff summarized the Blaze Alexander Mazda application as an 18,882‑square‑foot body shop behind an existing dealership on roughly 18–20 acres after consolidation. The Planning Commission recommended approval with modifications, waivers and conditions. Key conditions include recording the stormwater management plan, administrative fee adjustments, consolidation documents, and a performance guarantee tied to paving: if the applicant does not submit a larger Phase 2 application by October the applicant must pave the specified area. Supervisor Matt moved to approve the plan and Miss Stevens seconded; the motion passed by voice vote.
The board also considered a preliminary land development plan for the Penn State Start Lab at 3127 Research Drive, a proposed 13,000‑square‑foot addition on a parcel of about 10 acres. Planning staff reported that landscaping and lighting plans have been reviewed and that no flood hazard or wetlands issues were found. The Planning Commission unanimously recommended approval of the preliminary plan. Supervisor Omar moved to approve the preliminary plan and Patty seconded; the board approved the plan with the condition that outstanding stormwater management items be completed before final approval.
Consent items adopted earlier in the meeting included an HVAC replacement for the township computer room, carbon ramp upgrades, and special event permits for Walk MS Central PA and CareStar.
Next steps: Planning staff will track the conditions required for final Blaze Alexander approval and coordinate with the PSU project team to confirm stormwater items before final approval.
