The Murrieta Planning Commission unanimously approved tentative parcel map 39214 on April 23, a finance and conveyance map that splits a 26.32‑acre site into two parcels (Parcel 1 approximately 3.00 acres; Parcel 2 approximately 23.32 acres).
Assistant Planner Rod Salazar told the commission the application is a finance/conveyance map only and does not create a legal building site. He said services and access are available, no variances are required, and staff recommended adoption of a notice of exemption under CEQA Section 15315 (minor land divisions). Salazar identified the site as east of Antelope Road, north of Summers Road and west of Whitewood Road in the northern part of the city and noted surrounding uses such as a bus storage yard and concrete pipe business.
Commissioners asked about conditions of approval, including weed abatement and a catchall requiring compliance with the city’s development code and the Subdivision Map Act. Staff noted condition 12 prohibits grading or development on the parcels as part of this finance map and condition 7 requires compliance with the Subdivision Map Act and the development code. The applicant’s representative said the parcel map is intended to enable conveyance; any later development would require separate review and must conform to applicable regulations.
No members of the public spoke on the item. The commission approved the CEQA notice of exemption and the parcel map by unanimous vote, recorded as 4‑0.
