Council approves variance, conditional-use permit for detached garage at 307 North Chaucer Boulevard

The Monticello City Council on Feb. 23 approved a variance and a conditional-use permit to allow property owners Michael and Wendy Sekowsky to build a detached garage at 307 North Chaucer Boulevard. Planner Jim told the council the applicants seek to reduce the side-yard setback from 10 feet to 3 feet and that the Planning and Zoning Board voted unanimously to recommend approval; public notice was published and two public comments were received (one anonymous opposition, one from the HOA architectural control committee in favor).
Jim explained the RD zoning allows a maximum 1,000-square-foot garage by conditional use and that the applicants propose a 960-square-foot building. He said adjacent property owners were notified and a PZB public hearing was held on Feb. 17. "So it's recommended the city council discuss and approve resolution 20 26 21, the conditional use for a detached garage at 307 North Chaucer," Jim said.
Council moved and seconded the ordinance and resolution; roll call votes were taken and both measures passed. The record shows all voting members answered "yes" in the roll calls conducted for each item and the mayor announced the motions passed.
Next steps: the council's approval clears the requested variance and conditional-use permit; any building permits or inspections required for construction will follow standard permitting processes.
