Planning Board advances Brooks Brookside subdivision to public hearing after planting plan updates requested

The Wells Planning Board on Nov. 4 continued detailed review of the Brooks Brookside subdivision and voted to find the preliminary application complete, contingent on a revised planting table that shows tree calipers, heights and supporting photographs.
Applicant Trice Lamonte and Acorn Engineering representatives described revisions to a proposed 25‑lot subdivision off Munoz Road that add open‑space narrative, a trail system around an existing cemetery and expanded planting buffers. Landscaping consultant Alexis Delvecchio explained that a mix of sizes and species (hardwoods and evergreens) was proposed to create a resilient, native screen.
Board members pressed for both caliper and height measurements on the planting plan so the requirement can be enforced. “Sometimes a caliper can mean x height in one species and something different in another,” Delvecchio said; the applicant agreed to add calipers, heights and photos showing tree sizes to the next submission.
After that revision, a board member moved that the application be found complete and scheduled for a public hearing; the motion carried unanimously. The board asked staff to publish the required public‑hearing notice once the updated planting plan is submitted.
