WELLS, Maine — The Wells Planning Board reviewed updated site plans for a proposed Starbucks and the adjoining Wells Plaza and scheduled two sidewalk/site visits for Saturday, April 5.
Engineer Eric Dubey presented revised plans that reduced lot coverage to 64.5% (compliant with the town's 65% limit). The board discussed outstanding items including a DOT traffic permit, DEP permits, lot boundary information and screening/buffer details; staff noted parking calculations were updated after applicants provided a floor plan for food preparation and ordering area.
The board scheduled sidewalk/site visits for April 5: the Starbucks visit at 8:00 a.m. and Wells Plaza at 9:15 a.m. Members discussed potential parking waivers for the restaurant use and noted that once the applicants convey a parcel from Wells Plaza the overall parking count for Wells Plaza may decline, which will require further review and potentially a parking reduction request.
