The Planning Board on May 5 found the Breeze Landing subdivision application compliant and approved draft findings of fact and plans for signature.
Staff reported that outstanding items had been addressed: revised easements for sidewalk conveyance, stamped concrete sidewalk construction details reviewed and approved by public works, a construction cost estimate (with a 10% inflation addition) and a final capacity letter from the cemetery district that arrived the morning of the meeting. Staff added a condition that certain items be settled prior to the preconstruction meeting.
Because this application is a new subdivision, staff walked the board through statutory findings and performance standards (open space retention, utilities, stormwater/DEP approvals, required improvements, and maintenance obligations). The board moved through each subsection and unanimously approved the findings, performance standards and standard conditions of approval. The board signed the plans at the end of the meeting.
Next steps: Applicant to convey sidewalk easement to the town prior to first occupancy, provide any preconstruction performance guarantees, and attend the preconstruction meeting as required.
