Owner seeks rezoning to legalize existing four-unit building at 470 North Washington; public hearing set

City planning staff told the Platteville Common Council on Sept. 10 that a recently purchased property at 470 North Washington Street is a legal nonconforming four-unit apartment building located in an R2 (one- and two-family) zoning district. An appraiser alerted the owner and the lender during financing that the property’s zoning classification does not allow four units, which has affected financing terms and insurance costs.
Planner Joe said records indicate the building was constructed in 1955 and was likely converted to multiunit use by the mid-1980s; the city lacks complete records from that period. To resolve the nonconforming status, the owner has applied to rezone the parcel to R3 multifamily zoning. Staff and the planning commission recommend approval and the council was told a public hearing on the rezoning will be held at the next meeting.
No formal action was taken at the Sept. 10 meeting; interested property owners will be notified as part of the public hearing process.
