The Oldham County Planning and Zoning Commission voted 11–1 on Feb. 24 to approve a waiver allowing residential use — specifically a duplex — on a 0.214‑acre lot at 303 East Jefferson Street in LaGrange, a parcel zoned I‑1 light industrial.
John Hein, Planner I with Oldham County Planning and Development Services, summarized the request and cited Oldham County comprehensive zoning ordinance sections 190‑030 and 190‑040, which do not list residential uses for the I‑1 district. Hein told commissioners the parcel is a legal nonconforming lot and that the applicant must obtain front‑ and side‑yard setback variances from the LaGrange Board of Adjustments and record a shared road maintenance agreement prior to building permit issuance.
Attorney Nick Pregolasco, representing the applicant, described the proposal as consistent with nearby residential uses and presented a site plan and building renderings. Commissioners questioned whether portions of the lot lie within the LaGrange Historic District; staff said historic‑district boundaries in the paper parcel file were unclear but noted portions of the rear lot appear included. Commissioner questions also covered parking location and access easement maintenance.
The commission approved the waiver with the staff‑recommended conditions that the waiver only apply to the plan presented at the Feb. 24 hearing, that LaGrange Board of Adjustment variances be obtained, and that a shared road maintenance agreement be recorded and submitted to staff before permits are issued. Docket PZ‑26‑001 passed by roll call vote 11 yes, 1 no.
