Santaquin DRC approves final plats A and B for Apple Grove condominiums

The Santaquin Development Review Committee on Feb. 10 approved final plats A and B for the Apple Grove condominium development, advancing the project for the buildings that front 120 East.
Committee members heard from staff that the applicant requested approval of phases A and B because utilities are already in place for those buildings. Speaker 1 clarified that phases C, D and E will require an amended preliminary plan before those later plats can proceed.
Speaker 1 raised a stormwater question about locating the retention basin in a future phase, asking, "Is there any issue with stormwater or anything with those those plots with having all the retention in the future phase?" Speaker 2 responded that "this retention basin is already constructed" and noted an existing storm drain line connects into it; the basin is not fully finished but serves nearby developments.
Engineering asked for two minor technical corrections before the plats are finalized: provide detail showing a minimum 6 inches of compacted road base to allow adequate emergency vehicle turnarounds, and label the pavilion detail clearly. Speaker 2 said staff will send those comments to the applicant (addressed as "John") and requested the changes be made prior to moving forward.
Speaker 1 made the motions to approve each plat. The motion to approve Phase A (Plat A) was seconded by Randy and passed in a voice vote with no opposition. The motion to accept Phase B (Plat B) was seconded by Aspen and likewise passed in a voice vote.
The committee also approved minutes from the Jan. 27 meeting by voice vote and then adjourned at 10:06 a.m.
Next steps: staff will transmit the engineering comments for correction and the applicant will return to the DRC with any amended phasing and the remaining plats as they pursue final approvals.
