Lorain demolition board grants stays as owners show renovation progress on Camden, Reed and West 10th properties

The Lorain Demolition Board of Appeals voted Thursday to continue stays of demolition for several residential properties after owners and contractors described ongoing cleanup and renovation work.
Property owner William Mar Lundberg told the board he purchased 3144 and 3326 Camden Avenue about two months ago, has gutted one house to the studs, secured insurance and permits for most work, and is adding a small rear addition and a third bedroom to make the homes marketable to young families. "I pulled all my permits for just about everything except for the HVAC," Lundberg said. Building staff reported he is in phased approval and moving forward with required work.
Representatives for 1113 West 10th Street (All American Home Renovators LLC/Oaktree Multi Services LLC) said basement inspections are complete and that electric and roof work should finish within a week; they told the board they expect to continue with plumbing and later stages and to remain on track for a March completion. For 544 and 546 Reed Avenue, contractor representatives said windows and doors are installed and interiors largely cleaned; the project manager was not at the meeting but the contractor indicated a March–April timeframe is likely.
Board members and staff repeatedly commended the owners' progress. One councilwoman said the Camden area has “struggled for years” and called the renovations “a catalyst” that could encourage other property owners to follow suit. Building staff reminded property representatives to send photo updates at least one week before the next demo-board meeting to document progress, per board procedure.
In each case the board moved, seconded and approved continued stays of demolition. The board clarified it prefers to work with owners who show willingness and demonstrated progress; staff will continue to monitor, receive scheduled photo updates, and report at future meetings.
The board did not record roll-call vote tallies by member names for these items; each motion passed with the board chair announcing "motion carries." The next scheduled Demolition Board of Appeals meeting will include follow-ups on these files.
