On Oct. 14, 2025, the City of Lorraine Design Review Board approved a proposal from building owner Thomas Zima to replace and upgrade the first-floor storefront at 738 Bridal with low-e insulated glass and dark-bronze framing.
Zima told the board he had solicited a proposal from Lakeland Glass and said the plan calls for three panels on the front storefront and two smaller panels on the side, with a new glass door. "I'm the owner of the Building 738, and I ... have a proposal from Lakeland Glass to put in a new front window display," he said during the meeting.
Board members emphasized preserving historic fabric on the upper floors. The chair advised keeping original second-floor wood windows when possible and suggested interior storm windows or sash repair as alternatives to full replacement. The board discussed cleaning and minor repairs to the building façade before work to improve visual impact.
Andrea Neal moved to approve the applicant's proposal for dark-bronze framing and low-e insulated glass for the entire storefront, with doors painted to match; John Pierre Junior seconded the motion. The board approved the measure and the chair told Zima he would receive a certificate of appropriateness. Zima said he would contact Lakeland Glass to schedule the work and that the contractor would pursue required permits.
The decision allows the owner to proceed with storefront replacement while the board recommended preserving or sympathetically repairing second-floor historic windows where feasible. The board also advised Zima to consider façade cleaning and appropriate long‑life materials for upper‑story repairs.
Next steps: the applicant will coordinate with Lakeland Glass to pull permits and schedule the installation; the board issued a certificate of appropriateness to document the approval.
