The Planning Board voted Oct. 7 to receive a pre‑application from Pappas Realty Partners to subdivide 719 Post Road into a three‑unit cluster subdivision on a 2.27‑acre parcel.
Sean Pierce (presenting for Colliers Engineering Design) said a wetland study found no wetlands and that the lots would have frontage on a proposed 50‑foot road with public water and sewer. "We are looking to develop 719 Post Road into a 3 unit cluster subdivision," Pierce said.
Staff and board members raised concerns about the entrance location near the intersection with Route 9B and asked applicants to stake the proposed road and front lot corners so sight distances and driveway location could be confirmed. Staff also warned that proposed ordinance changes on the Nov. 5 ballot could affect project design and vesting; applicants were advised to submit a preliminary application by the Oct. 22 completeness deadline if they want to be considered vested under current rules.
The board asked for staking of the driveway and structure corners, and confirmed the plan should show front lot corners and access roads. Members said they would schedule a site stakeout after the TYBX 2 site walk, with specific staking instructions to include front and back lot corners.
