The Townwells Planning Board received and accepted a site plan pre‑application Oct. 7 from TYBX 2 LLC for a proposed 16,000‑square‑foot contractor‑condominium at 703 Post Road.
Presenter Sean Pearson of Colliers Engineering Design described the plan as a 20‑unit condominium where each unit would include private bathrooms and some larger units with mezzanine office space. "There is also a 5 room lodging proposed with a common area as an amenity, which will be available as part of the condominium fees only to the unit owners," Pearson said.
Planning staff and board members pressed for a clear description of that lodging/amenity in condominium documents and for a specific parking plan. Staff noted elevations at the site and existing stormwater features that will affect sewer and drainage design, and emphasized that recent and proposed ordinance changes could affect an applicant's ability to be vested if a preliminary application is not filed before the Nov. 5 ballot.
Members also questioned emergency access and turnaround for fire apparatus. "That pavement in front of that building is wide wide enough for a turnaround," the applicant said; other members noted one side might be only 30 feet wide and tighter for a fire truck. The board asked the applicant to stake corners and provide traffic studies and photos of comparable completed projects.
The board scheduled an on‑site visit for Saturday, Oct. 19 at 8 a.m.; the motion to schedule the site walk passed unanimously.
