The Town Plan & Zoning Commission approved on Dec. 8 a special permit and site-plan review for a 9,000-square-foot contractor storage building at 1533 New Bridal Avenue in the CR zone.
A representative for Borghese Building described the project as five unit spaces — including one large unit for Barnes Landscaping — built as a pre‑engineered steel structure with site work, drainage improvements and a new septic system. The applicant proposed operating hours of 7 a.m.–10 p.m.; commissioners discussed lowering the evening limit to 8 p.m. and the applicant agreed to use motion-sensor lighting to avoid dusk‑to‑dawn illumination.
Commissioners questioned use limits (interior work permitted; exterior storage and fabrication discouraged), snow‑plowing plans, dumpster placement and stormwater treatment; the applicant said they will provide a new septic system, a detention/retention pond sized to handle runoff, and water‑quality measures such as vortex units as required by engineering comments. Staff noted impervious coverage at about 40.5 percent — slightly over the 40 percent by‑right threshold — and said additional water-quality treatment would offset the added impervious area and satisfy engineering conditions.
No in‑room opposition spoke at the public hearing; staff entered a supporting email from a nearby neighbor into the record. After confirming that engineering and sign permit issues would be addressed before building permits are issued, the commission moved to approve the special permit and site‑plan review with waivers as presented.
