The Town Plan & Zoning Commission approved a site‑plan application Feb. 9 for a 2,379‑square‑foot addition to the Country Club of Farmington’s clubhouse at 806 Farmington Avenue. Robert Rossetti, representing the club and its developer, described the project as an interior expansion of the men’s locker room and lounge, accompanied by a 20‑by‑26 patio and relocation of the putting green.
Rossetti said the design meets R‑80 zoning setbacks and height limits and includes an underground infiltration system sized to capture the first 1.3 inches of runoff. He told commissioners that test pits to confirm soil were planned and that revised plans preserved existing trees along Route 10 and showed erosion-control measures. “The proposed addition is modest in scale and designed to support the club's existing use,” Rossetti said.
Commissioners asked about patio access, potential food service and noise; the applicant said the lounge would not contain a kitchen—food would be brought in—and that the structure should reduce noise to neighbors while providing improved screening. Commissioners discussed removing one large pine deemed a hazard and requested replacement plantings if that tree is removed.
After questions on construction timing and logistics, commissioners moved to approve the plan with conditions as discussed; the motion passed. The applicant said construction would be phased to take advantage of frozen ground and minimize disruption to the golf season. Final permitting and coordination with the town’s building and engineering staff remain required prior to construction.
