Commission sets June 10 public hearing to add medical, banquet and indoor recreation uses to B‑3 district

The Clawson Planning Commission voted May 13 to set a public hearing for June 10 on amendments to the B‑3 general business district that would add several indoor uses — including medical offices, banquet/meeting spaces and indoor fitness or recreation uses — to the list of permitted uses.
Planner Joe Tangary said staff had received inquiries from prospective tenants for several long‑vacant B‑3 properties and that those uses seemed compatible with the district. "We've had a bunch of people ask us about medical... and we couldn't think of a good reason why [it was excluded]," Tangary said.
Commissioners supported the concept but asked staff to research parking requirements for potential uses (banquets vs. small fitness studios), consider whether certain uses should be special land uses or permitted uses, and draft code language tailored to Clawson's small B‑3 parcels. Staff recommended moving the item forward to a public hearing so the public and affected property owners can comment.
A motion to set a public hearing was made and supported; by roll call the commission approved scheduling a June 10 hearing, with staff planning to bring draft ordinance language and comparative parking standards to the May 27 or June meeting for review prior to the hearing.
Next steps: staff will prepare draft ordinance language and parking standards for the commission to review and will publish the required 15‑day public notice for the June 10 hearing.
