Staff said the parcel is identified on the town’s 2035 comprehensive plan as "medium to high density," is flat relative to surrounding parcels, and sits adjacent to a regional commercial center with utilities nearby. The staff report noted the planning board voted unanimously on Feb. 16 to recommend approval.
