The Dobbs Ferry Planning Board on Aug. 7 approved site‑plan and architectural/historic review for a second‑floor addition at 17 Oliphant Avenue, filed by Lawrence and Heather Lustig. Project architect Suzanne Levine said the submission followed an earlier pre‑submission and that there were no outstanding comments requiring substantial revision.
Planning staff confirmed there was no change in the building footprint and that consultants raised no new engineering issues. The planning resolution, read aloud by a board member, grants site plan approval subject to standard conditions: adherence to the approved plan set (site plans prepared by Christina Griffin, dated Feb. 6, 2025; last revised June 17, 2025), resolution of stormwater and engineering items to the village engineer’s satisfaction, payment of outstanding consultant and legal fees, meeting a 50% aggregate tree‑replacement requirement per section 300‑51 (or fee in lieu), and compliance with lighting rules in section 300‑41.
The board approved the planning and AHRB resolutions by voice vote. The applicant was wished luck and told to return when conditions are met and the chair is able to sign the final plans.
