The Dobbs Ferry Zoning Board of Appeals approved a request to extend an existing nonconforming front‑yard setback by 2 feet at 210 Clinton Ave.
Peter Altamari, an architect with Michael Lewis Architects, told the board the owners proposed a modest 2‑foot bump‑out to enlarge kitchen cabinetry depth under an existing overhang, and a separate 12‑by‑16‑foot pergola set about 8 feet off the property line to create a small intimate outdoor dining area. Altamari said the changes are small relative to the lot configuration and that additional plantings would be provided to buffer views toward neighbors.
Board members noted this is an extension of an existing nonconforming condition and that the request—while technically a front‑yard variance—occurred on a flag lot where the house does not face a public street in the usual way. With no public objections presented at the hearing, the board closed public comment and voted to approve the requested 2‑foot extension.
The board approved the motion unanimously; applicant team was congratulated and advised to file any required building permits with the department.
