The Quincy Zoning Board of Appeals approved a variance allowing modest extensions and interior reconfiguration at 41 Ashland Street to modernize an older single‑family home while preserving its scale and character.
Nolan Carrier, one of the homeowners, said the project would convert an existing 3‑bedroom, 1‑bath layout into a 3‑bedroom, 2½‑bath home without expanding the existing footprint. Architect Antonino “Tony” Donato said the project added roughly 300 square feet by rebuilding a deteriorated enclosed porch and building a modest second floor within current lot lines.
Donato told the board the addition is designed to remain under the zoning height limit and that the basement would not be altered. Board members asked about exterior materials and the condition of the existing rear garage; the applicants said the garage would remain in use by a current occupant for a short term and that exterior siding decisions had not been finalized.
Julia Ryan (public commenter) spoke in favor after reviewing plans. After discussion a board member moved to accept the petition as presented and the motion carried.
