Council approves three property-tax abatements after assessor corrections

The South Berwick Town Council on Monday approved three property-tax abatements after the assessing office corrected data and valuation errors found during individual reviews.
An assessor presented the first case, a property on Lord's Lane, saying a corrected quality rating reduced the assessed value and led to a recommended abatement of $61,008. "When you take the assessed value divided by the sale price, which is well within our acceptable range for sales ratios," the assessor said while explaining the adjustment. The council voted 4-0 to accept the abatement.
A second abatement involved a property on 12 Nights Pond Road. The assessor said the building had been classified as a ranch in town records but is actually a triple-wide manufactured home; after a site visit and corrections the revised assessed value is $433,100 and the recommended abatement is $67,300. The council approved the motion 4-0.
The third case, 1 Oldfields Road, followed an interior inspection that found multiple corrections were needed (a duplicated pool entry removed, reduced fireplace counts and recognition that the structure contains two dwelling units). Those adjustments produced a recommended reduction of $97,200; the council approved the abatement 4-0.
The assessor noted some corrections increased value while others decreased it and said taxpayers would receive a letter explaining the changes. No contested votes or roll-call dissent were recorded in the transcript.
