Zoning hearing continued after notice problems in William Nahas parking-lot special-exception case

Maureen McNeil, the Prince George's County zoning hearing examiner, opened a hearing on a special-exception request by applicant William Nahas to allow a parking lot on a 0.36-acre parcel at 4932 Prince George's Avenue in Beltsville and announced the matter will be continued.

The examiner said some mailed notices were returned and "for that reason, we wish to continue this hearing to make sure we send out an additional notice," and set a continued hearing date of April 8, 2026, at 9:30 a.m.; the continued session will be held virtually.

The application seeks a special exception to allow use of a parking lot in the RR (rural residential) zone to serve an adjacent commercial, industrial or MXT-zoned use, according to the examiner's description of the request. Attorney Bridal Hejazi, speaking for Nahas, said the filing will include variance requests "for the minimum lot area" and two variances related to lot width: "one for the lot width at the property line and one for the lot width at the front building line." He said the new notice will detail those variances and that signage will be reposted.

No formal vote or decision was taken at the session. The continuation was announced to ensure additional parties receive notice before the matter is heard again; the examiner said everyone who received the earlier notice will also receive notice of the continued hearing. The office also plans to repost on-site signage with the new hearing date.

Next steps: the record will be updated with the specific variance requests in the new notice and the hearing will reconvene virtually on April 8, 2026, at 9:30 a.m. for further testimony and consideration.
