The Dobbs Ferry Planning Board voted Dec. 4 to grant preliminary and final plat approval for a lot‑line adjustment at 189 Palisade Avenue, subject to conditions including submission of the final Mylar and required agency signoffs.
The action came during a public hearing in which an applicant representative said the project involves acquiring a portion of a neighbor’s lot and that a combined survey has been submitted. "We're buying some of the land from our neighbor," the applicant said, and added the surveyor expected the final Mylar to be ready within a week.
The board reviewed procedural requirements and time limits for signing the final plat. Members noted the statutory submission window for final plats and that signatures typically include the county health authority, the planning board chair and the clerk; the applicant agreed to deliver the Mylar to the building department promptly. The draft resolution read into the record cited compliance with the village zoning code (chapter 300) and applicable state environmental review regulations and listed standard preconditions to final approval.
Planning staff and consultants reported no engineering or zoning objections during the hearing. With no public comment, a motion to adopt the board’s draft resolution was moved and seconded; members voted in favor and the chair advised the applicant to submit the signed Mylar before the approval period expires.
The approval is conditional: the planning board’s resolution requires the applicant to submit the final plat as required by section 300‑71a, pay outstanding review and legal fees, and obtain any approvals required from other agencies without material deviation from the approved plans. If those conditions are not met the approval will not take effect.
