CRA approves $90,611 grant for seawall and site improvements at 12 Pillars Apartments

The Hollywood Community Redevelopment Agency voted unanimously Oct. 1 to approve a property improvement grant for 12 Pillars Apartments at 2400 South Ocean Drive to support on‑site landscaping, parking improvements and seawall repairs.
Chris Cresido, project manager with the Hollywood CRA, presented the proposal and said the overall project is roughly $233,000. The CRA’s incentive request for the comprehensive interior improvements totaled about $40,000 and an additional $50,000 was requested for seawall work, yielding a combined grant not to exceed $90,611.78 — approximately 39 percent of the project cost.
Seawall scope: Cresido said the seawall work includes 240 linear feet of repair and raising the seawall cap to meet the city and county 2030 NAVD elevation requirement; he told the board the cap and footer are engineered to allow future increases to higher elevations if needed. Staff also said the project has already received Army Corps of Engineers permitting approvals for the design presented.
Design comments and conditions: Board members raised aesthetic and landscaping concerns about limited planting room and fence appearance. Staff said the applicant selected a white aluminum fence to match other on‑site details but agreed staff could work with the condo association on minor decorative treatments within the existing budget cap and explore planter or decorative elements where space permits.
Board action: After discussion the board approved the resolution to execute the property improvement grant agreement.
What’s next: Once the grant agreement is executed, the applicant may proceed with the work under the scope presented and CRA staff will coordinate remaining permit and design clarifications.
