Staff said the proposal was modeled on Salisbury's corridor approach: a 500‑foot band on either side of I‑85 with a 1,500‑foot radius at identified intersections where larger signs would be permitted based on height and dimensional rules copied from Salisbury's standards. The planning board reviewed the draft and voted unanimously to recommend approval.
When asked whether signs would be lit and whether property would be leased for sign placement, staff said signs must be on the applicant's property (not off‑premise) and that modest lighting — described as downlighting similar to existing intersection signs — would be allowed. A resident who lives near Willow Creek Road objected to the prospect of lit signs visible from a neighborhood location and asked the board to consider residential impacts.
With no public speakers signed specifically for the item beyond those comments, the board moved to close the public hearing; staff will return the ordinance (identified in the agenda as ordinance 25‑08) for formal discussion and action at next week's regular meeting.
