Commission moves engineering standards into an adopted manual and approves two rezonings covering about 140 acres

The Plain Planning & Zoning Commission approved two zoning-code housekeeping items and recommended rezoning for two large parcels during the same meeting.
Staff explained the two companion items (ZC26-2 and ZC26-3) would remove a small engineering section from the zoning code and instead place engineering design standards in an adopted engineering manual that the council will adopt and oversee. “This is the engineering design standard, the small portion that is in the zoning code, but we're removing that and putting it into an adopted manual,” staff said. Commissioners confirmed that future changes to those standards would go to council rather than being handled entirely in-house.
Separately, the commission opened and closed public hearings for two rezonings. RZ26-1 covers roughly 59.6 acres at 0 Converse (parcel 3500018500) and listed Group Motor and Gary Smith as applicants; the commission moved to approve the rezoning from Rural (RU) to Planned Unit Development (PUD) and recorded affirmative roll-call votes. RZ26-2 covers about 81.14 acres at 7410 Converse (parcel 35-0019.000) with applicant Jim Hills/Harris; the commission likewise approved that rezoning from RU to PUD following the public hearing and recorded affirmative votes.
Each zoning-code item and rezoning was voted separately and will proceed to the council or subsequent steps in the review process as required by the village’s procedures.
The commission adjourned after concluding votes on the code items and rezonings.
