Residents press developer on traffic and drainage for proposed 114-unit duplex project

Polaris Engineering agent Kevin Hoffman presented a pre-development plan on Jan. 7 for 57 duplex buildings (114 total units) west of Yager Road, near the Walmart/Kohl’s corridor. Hoffman described proposed public roadway construction (~3,250 feet), a stormwater management basin and a dog park amenity.
Nearby resident Denver Castell and others testified that current construction and rental traffic already cause delays and safety issues at local intersections. Castell said previous plans promised multiple exits but the current preliminary layout includes a single major entrance adjacent to his property and invoked unresolved flooding and congestion problems. Hoffman said no traffic study has been completed at the preliminary stage but that a traffic and stormwater study will be required at final development-plan submission and will be open to public comment.
Planning staff reiterated that the pre-development step focuses on layout; detailed stormwater, drainage and traffic mitigation will be studied during final engineering and require public hearings before final approval.
Next steps: final development plan with traffic and stormwater analysis will be scheduled for public review.
