The Lorain Zoning Board of Appeals approved a use request by Lake Point Partners on Jan. 7 to allow outdoor storage, rental, sales and servicing of construction equipment at 7405 Industrial Parkway. The applicant said the property is under contract and that a construction-equipment leasing company is the prospective tenant; the parcel is currently operating as truck and trailer repair.
Board members noted the site sits in an I2 heavy industrial district; staff confirmed that the use is permitted in I1 and asked the board to consider whether a specific I2 authorization was needed. Engineering asked whether any impervious-surface changes were planned; the applicant said they intend to use the site as it sits and will perform a property-condition report and maintenance as necessary. With no public opposition and clarifications from staff, the board moved to approve the use.
Next steps: the applicant will advance building and site-plan reviews as needed and pursue a property-condition report and tenant-based permits as required.
