Upper Arlington council approves Canterbury Woods plat amendment to create third lot

Upper Arlington City Council unanimously approved Ordinance 1‑2026 on Feb. 2 to amend the Canterbury Woods subdivision plat and create a third lot from existing Lots 5 and 6 at 2521 Charn Road.

Director Gibson summarized the application and said every proposed lot meets the R‑1C zoning district standards and has sufficient buildable area despite local topography. He noted the subdivision’s original plat language limited further subdivision and that council action was required to permit the change.

Gibson told council the Board of Zoning and Planning reviewed the request in January, received no speakers at that meeting and issued a positive recommendation to council. Gibson also referenced a prior 2012 council action that adjusted building setbacks along West Lane Avenue.

Council asked whether any neighborhood concerns had been raised; Gibson said staff is not aware of significant opposition from adjacent property owners. After brief questions about buildability and allowed uses (Gibson noted duplexes are a conditional use in R‑1C), council adopted the ordinance by voice vote.

The ordinance was recorded as approved at the meeting; subsequent steps require the applicant to record the amended plat and pursue building permits for development.
