The Lorain Planning Commission voted to recommend rezoning 2973 G Street from a C-2 general commercial district to R-2 transitional residential, conditioned on the applicant building according to the drawings submitted to the commission.
The applicant, Bridal Robles, told the commission he bought the long-abandoned convenience-store building and plans to convert it to residential use and make facade improvements. "I will put that area the way I like it," Robles said during his testimony, describing plans to remove much of the blacktop in front and add a projecting front element and modest roof trusses to change the street-facing appearance.
Planning staff member Evelyse Atkinson advised the commission that the structure is currently nonconforming because of a rear-yard setback, and that the commission may recommend reclassification with conditions. "If the board recommends approval, do so with conditions based on the drawings provided," she said, and the commission incorporated those drawings into the recommendation.
Neighbors and a former ward council member urged the commission to require the front yard be converted from asphalt to lawn and to ensure the project is completed as proposed. One longtime resident said she had seen repeated plans for the site fail to materialize and asked for safeguards so the property does not revert to a parking lot or become a duplex.
Commissioners discussed aesthetics โ including new gable elements shown on the plans โ and confirmed with the architect that the added gables are primarily a facade treatment rather than full roof structures. The motion to recommend approval included a requirement that construction conform to the submitted plans, including the reduction of front blacktop, the proposed driveway and garage, and the facade changes.
The commission approved the recommendation by voice vote. The item will go to the Lorain City Council for a public hearing and final decision; staff said council must hold a public hearing within 45 days of the commission recommendation and that the full approval process can take three to six months.
