Board approves variance for 2721 Kent Road to allow deeper front porch

The Upper Arlington Board of Zoning and Planning on Nov. 5 approved a variance for 2721 Kent Road to permit a front porch that raises building coverage to 31% and development coverage to 54%, above the city’s standard limits of about 29% building and 50% development coverage.

Staff told the board the applicant eliminated a previously proposed side porch after earlier concerns but kept an 11-foot-deep front porch, saying reductions would compromise comfort and safety. Staff acknowledged the proposal increases coverage and noted the board traditionally enforces those limits strictly; staff recommended the board review finding No. 4 on whether the essential character of the neighborhood would be affected.

Applicant Zach Yoko, who identified himself as living at 2721 Kent Road, said the porch depth is needed for safety and family use, noting the family has young children and another child expected soon. "We have young children, and we have another one that's due in about two weeks," Yoko said, explaining the need for the railing and seating area.

A board member moved to approve the application with finding No. 4; members voted in favor and the motion carried. The board did not record individual roll-call votes in the meeting transcript.

The variance approval allows the porch as presented; the applicant will proceed with required permits and any required inspections.
