The Alma City Commission approved a resolution authorizing an obsolete-property rehabilitation exemption certificate for Gemini Capital Management 9, LLC at 311 East Superior Street, the former Morning Sun building.
Staff described the project as a roughly 13,000-square-foot renovation with an estimated $2.9 million build-out. The plan envisions nine residential units (six on the second floor and three on the ground-floor rear) and a commercial space at the building’s front. Staff noted prior zoning-board variances for unit size and ground-floor residential allowances and said construction is targeted to begin in the first part of the coming year.
No members of the public offered comment during the hearing on this item; the commission closed the hearing and approved the resolution on a voice vote.
Staff said the exemption and the rehabilitation certificate will encourage downtown investment, help restore the east side of the downtown corridor, and add housing inventory to the central business district. The commission thanked staff and the project team and wished the developer success.
