Sally Smith, vice president of the Village Park Lane homeowners association, told the commission she lives at 18 Village Park Lane and that the small, 26-unit community welcomes six new families. "We are absolutely thrilled about this," Smith said, adding the proposed units would match exterior design standards and offer custom interiors similar to the neighborhood.
A planning commissioner who reviewed the fiscal implications said the city could expect about $4,000 per new unit per year in property tax revenue, or about $24,000 annually from the six units combined, and noted commercial uses have been difficult to attract to the parcel in recent years.
Chairwoman Schott framed the commission's role as ensuring conformance with zoning and the comprehensive plan before asking for a motion. A commissioner moved to approve the application; the motion was seconded and a roll call produced recorded ayes from the commissioners present. The motion carried.
City staff also discussed technical details of the parcel's zoning context and how proposed construction would be reviewed against the comprehensive plan and local ordinances. No members of the public objected during the hearing, and the commission moved on to its next scheduled item.
