Decker Architects planner Vicki Everett presented a 10‑year master plan update for the Lee County Fairgrounds that focuses on circulation, safety improvements and phased capital investment.
Everett said the process included a facilities assessment and public outreach (about 133 poll responses) and emphasized practical upgrades rather than wholesale replacement. The plan proposes clarifying vehicular and pedestrian pathways, consolidating primary entries (three primary access points with 17 turnstiles designed to move approximately 10,000 people per hour), defining front‑of‑house and back‑of‑house zones to separate public circulation from vendor and livestock areas, signage and wayfinding improvements, safety and surveillance enhancements and a new exhibition barn and expanded horse facilities.
The presentation included conceptual renderings and a high‑level cost estimate. The rough order‑of‑magnitude total presented was approximately $54,000,000 across the decade; Everett stressed the projects are conceptual and would each require separate design, budgeting and phasing decisions. Commissioners asked for further detail on parking and phased priorities; staff said first‑two‑year priorities and a menu of bite‑sized projects are included in the master plan materials for future decision making.
What’s next: staff and the fair and rodeo board will continue to refine priorities, perform detailed design for selected projects and identify funding sources and phasing for capital improvements.
