FALMOUTH — The Select Board discussed several housing items ranging from a developer variance near the FCTV studio to a request from the Falmouth Housing Trust and a pending YMCA permit‑fee waiver.
Chairman Bob Muscally said the board granted a variance from the town’s flow‑neutral requirement for a dentist property that would add 20 apartments, noting affordable housing was cited as a justification.
Renshaw described a Falmouth Housing Trust proposal for a move‑in‑ready three‑bedroom home on Crossroad (28 Crossroad) and said the trust requested $175,000 from the town’s affordable housing fund. He said the trust targets buyers near 140% of area median income and employs a model of purchasing existing homes at reduced prices, then reselling to create attainable housing without clear‑cutting or substantial land disturbance.
The YMCA has requested a building permit fee waiver of about $169,000 under the Select Board’s policy to waive fees for nonprofit projects that provide substantial public benefit. Renshaw said the request was first reviewed by the board and is expected to return on the Feb. 9 agenda for a final decision; he warned of the fiscal impacts if the full amount were waived.
No final commitments to funding or fee waivers were recorded at the Jan. 28 meeting; the board heard the proposals and asked staff to return with any needed details for a future decision.
