The Avon Advisory Planning Commission approved DPR 25‑21 for Mo Betas, permitting renovation of an existing 1,580‑square‑foot restaurant, a 760‑square‑foot addition and a drive‑through pickup window for online orders. Staff recommended allowing continued use of the existing thin‑brick siding as a waiver to current masonry thickness standards because the building is a legal nonconforming structure built under prior rules.
Staff noted the property was originally permitted under an earlier zoning regime and that forcing a thicker masonry product on just part of the existing building would create a patchwork appearance. Petitioner representatives said keeping thin brick on all sides would preserve a cohesive look and allow the vacant building to return to active use.
The commission approved the thin‑brick waiver and the development plan, attaching a condition requiring a revised landscape plan to show planting around the trash enclosure and the standard technical conditions to be satisfied before building permits are issued.
