Construction managers report steady progress, outline $37,700 in near-term change orders and contingency usage

Construction and facilities staff gave the committee an on-site progress report and a rundown of proposed change orders on Oct. 8.
Dave Naciosi, the construction representative, said work is progressing in the gym and auditorium: painting preparation in the gym, slab-on-grade work in the auditorium, perimeter masonry, ongoing roofing and thin-brick installation in the gym lobby. He estimated the new lobby could open in six to seven weeks and said mechanical and plumbing work are advancing.
Facilities staff reviewed a set of potential change orders and potential change-order (PCO) items the district may request the board approve. The presenter listed mechanical items (two PCOs totaling roughly $4,332.76), a plumbing PCO of about $3,752.39, and a set of electrical PCOs (including a $9,044 wiring item, a $2,800 outlet installation and a $12,281.85 conduit upsize). When combined with other items the presenter said the four electrical items total about $29,623 and that bringing the full set forward would amount to roughly $37,708.15 for this period.
The presenter provided contingency figures: previously approved change orders totaled roughly $790,292.62; the original contingency was slightly above $3,000,000 and the presenter calculated that after the proposed items the contingency would be about $2,184,000 and that contingency usage stood at approximately 27.48% (change orders as a percent of total project cost at about 1.37%).
Staff said they would only submit change orders for board approval if they affected the project schedule; otherwise items would be brought to the board at the next regular meeting for ratification. Board members raised questions about gym-floor graphics, logo consistency with the football field, occupancy timing and drying time for finishes; staff said the floor graphics item is likely to be discussed at the November meeting given schedule constraints.
The committee received the update; staff said they would provide formal change-order documents by the end of day the following day for items needing immediate action.
