Resident urges board to back township measures to spur housing, business

During the public-comment period on Nov. 12, resident Eric Piper urged the Elizabeth Forward School District board to partner with Elizabeth Township to encourage homebuilding and business development, saying the district’s tax base is at risk and community services are under strain.
“I sit on the committee for Meals on Wheels. We are at the highest we’ve ever been in terms of people that need our services,” Piper said, and he asked the board to help the township pursue a tax-abatement or incentive program he called “ALERTA” to make building homes more attractive. Piper suggested multi-year abatements (for example 5- or 10-year schedules) as mechanisms the township could use to spur construction and said he would share a sample solicitor’s letter he’d obtained from another district.
Board members and staff answered that district officials had met with township representatives earlier in 2024 and that more discussion and documentation would be useful. Trustees discussed the trade-offs between encouraging rooftops (housing) to attract retail and the community opposition that sometimes accompanies development projects; one board member emphasized the need to educate residents about proposed projects so community members could make informed decisions.
No formal board action occurred during the Nov. 12 meeting; members asked staff to continue dialogue with township officials and to bring any formal proposals back to the board for consideration.
