Commission reduces Stonegate construction bond, confirms committee rosters and renominates chair

Staff reported Stonegate had originally posted a $656,326 bond; because the developer had elected to post 100% of the construction estimate initially, policy allows staged reductions of up to 20%. Following an inspection, staff recommended reducing the bond to $131,265.20. The commission moved, seconded and approved the reduction by voice vote.
The commission took no action on a previously tabled Coffey subdivision after applicants rescinded the application. Commissioners discussed a potential recording gap related to a prior plat and whether funds held for roadway improvements had been applied; staff explained the current approach separates the dedication and subdivision into two plats to clarify the record.
In new business, the commission briefly entered closed session to discuss potential litigation and personnel matters; after returning to open session members said they would hold a previously recommended agricultural lot‑size text amendment for further review and stakeholder outreach.
For governance, a commissioner moved to renominate Sally Davenport as chair; the motion carried by voice vote. Commissioners also nominated and approved a vice chair, confirmed membership for technical review, personnel, budget review and advisory committees, and discussed the importance of attendance and city/county representation for vacancies.
