Commission approves Bob Allen Motor Mall car‑wash site plan and several subdivision plats

The Danville–Boyle County Planning and Zoning Commission approved a series of land‑use items including a consolidation plat for Bob Allen Properties, a subdivision on Summit Drive, and a site plan for a 3,287‑square‑foot, two‑bay car wash intended for Bob Allen Motor Mall’s internal use.

At the meeting staff presented the Bob Allen consolidation plat to combine several older small lots at 805 Maple Ave into a single 1.397‑acre Tract A in the highway‑business district. Engineer Kendall Wise, speaking for the applicant, said the existing garage (the former Chinese restaurant) will remain and the consolidated plat will reflect current commercial use. Commissioners asked about building setbacks and were told the existing building is grandfathered for its current location. The commission approved the consolidation plat by voice vote.

Staff and the applicant also presented a subdivision for Cyrus Realty (55 Summit Drive) that included dedicating Synergy Way/Summit Drive to the City of Danville to ensure future maintenance and access. Commissioners discussed continuity of the roadway and plat‑recording history; staff confirmed tech review had cleared the plat and the commission approved it.

The commission then moved into a public hearing on a site plan for a 3,287‑square‑foot car wash on the Bob Allen parcel. Kendall Wise said the car wash is for the motor mall’s use ("not open to the public") and explained the facility will discharge to the sanitary sewer rather than to surface drainage. He said the site is already largely impervious and the project will not substantially change runoff. Commissioners raised landscaping and adjacency questions; staff said those details were addressed in tech review. After public comment and questions, the commission approved the site plan and closed the public hearing.
