On Sept. 18, the North Richland Hills Planning and Zoning Commission recommended approval, 7-0, of ZC25-0143, a special-use permit authorizing a permanent detached garage on a roughly 1.8-acre residential parcel at 6809 Little Ranch Road. The item will be forwarded to City Council on Oct. 13, 2025.
Staff described the request as a modified-standard proposal for a property in an RE1 residential estate area. The proposed detached building is about 2,400 square feet with a 16-foot wall height and a 2/12 roof pitch; staff noted the larger wall height and roof pitch were requested to accommodate RV storage and a roll-up door. Staff said properties larger than 40,000 square feet have an option to request modified standards via the special-permit process; in this case staff recommended approval relying on precedent for similar structures in the neighborhood.
Applicant Kelly Pollard (speaker 10), representing MKG and the owners Mark and Michelle Fly, said the garage would be built first to provide storage for an RV and materials while the owner later constructs a new primary residence. "The 16-foot wall height is to accommodate the RV and roll-up doors," Pollard said, adding the design is intended to be consistent with other detached buildings in the area.
With no public speakers, the commission moved and seconded the recommendation and approved it 7-0. Staff will include the project exhibits and modified-standard conditions in the packet for City Council review.
